Top 10 U.S. States with the Largest Annual Increase in Foreclosure Starts in the First Half of 2026

According to ATTOM’s just released Mid-Year U.S. Foreclosure Market Report, there were a total of 227,548 U.S. properties had foreclosure filings — default notices, scheduled auctions, or bank repossessions — in the first six months of 2026, up 21 percent from the same period a year ago and 28 percent from two years earlier.

ATTOM’s latest foreclosure market analysis reveals that states with at least 500 foreclosure filings in the first half of 2026 that saw the largest increases in foreclosure activity from a year ago were Idaho (up 59 percent), Colorado (up 57 percent), Georgia (up 52 percent), North Carolina (up 47 percent), and Mississippi (up 45 percent).

The report notes that a total of 164,566 U.S. properties started the foreclosure process in the first half of 2026, up 18 percent from the same period a year ago and up 66 percent compared with the first half of 2020.

The analysis also indicates that states with the highest number of foreclosure starts in the first half of 2026 were Texas (20,739), Florida (20,358), California (16,040), Georgia (8,164), and Illinois (7,424).

Let’s take a closer look at the top 10 states with the largest year-over-year increases in foreclosure starts during the first half of 2026. Among states with at least 500 foreclosure starts in the first half of 2026, leading the list was Indiana (up 36.3 percent, from 3,045 foreclosure starts in January–June 2025 to 4,779 in January–June 2026), followed by North Carolina (up 34.0 percent, from 3,465 to 5,248), Alabama (up 26.6 percent, from 2,466 to 3,359), Mississippi (up 24.6 percent, from 566 to 751), Minnesota (up 24.2 percent, from 2,156 to 2,844), Georgia (up 23.3 percent, from 6,259 to 8,164), Arizona (up 23.2 percent, from 3,982 to 5,186), Arkansas (up 17.7 percent, from 1,197 to 1,454), Colorado (up 16.3 percent, from 2,964 to 3,543), and Missouri (up 14.2 percent, from 2,053 to 2,393).
