NO VARIATION TO THE GENERAL REQUIREMENTS.
Install a Kwikset No. 400T, key code 44535 or equivalent on front and rear entry doors. Provide keys to the M&M contractor. Replace cylinder in lock. If necessary, replace door lockset in the existing bore. If other doors are secure through being locked or bolted, even if keys are not available, do no other securing. Do not use a slide installation, brace, or any other securing method, which may damage the woodwork or door. The mortgagee will be held accountable for any damage caused by incorrect securing. Garage and outbuildings should be secured through use of padlock and hasps unless a cylinder lock with key available is in place; do not rekey.
Swimming Pools -
Do not drain in-ground pools. Add 2 gallons of household bleach (e.g. Clorox or Purex) or chlorine to pool. A cover must be installed to prevent access. Pool cover must be constructed with 6x6 wire mesh and 6 mil visqueen or polyurethane over 2 by 6 at 16 O.C. Cover must be capable of supporting at least 50 pounds. Fence doors/gates must be padlocked. See page 20 of attachment 3 for diagram.
Use ½ inch plywood, cut to fit openings. See plywood-boarding diagram on page 22, 23, 24 and 25. Diagrams on these pages indicate to use ¾” plywood for doors and 5/8” plywood for security doors.
When there is no primary entry door, install security door. Construct door for main entrance (5/8 inch” plywood with hasp / padlock, and hinges. See plywood boarded door diagram on page 23. If a swamp cooler is removed, board the opening without authorization from the M&M contractor to prevent interior damage.

Debris Removal Cost Schedule
A photograph of the front and rear yards is required “ before” and “after” the initial lawn cut and final lawn cut (when in season).
Yard Maintenance Cost Schedule
Winterization is required from September 1 through April 30. Properties should be winterized only once unless otherwise directed by the M&M contractor. Re-winterization may be required if the initial winterization is found unsatisfactory and the mortgagee obtains prior approval from the M&M contractor. Follow the directions in the general requirements, modified as follows:
Leave thermostat at 55 degrees.
Hot Water/Steam Heating Systems:
Check pipes and radiators for leaks and repair as necessary and leave system properly operating. If the property has a propane or oil system, put on "KEEP FULL" contract with a local supplier.
Slab Foundations:
Leave heating system on and in proper operation. If the property has a propane or oil system, put on "KEEP FULL" contract with a local supplier. Systems check of furnace, lights, water heater, etc., if utilities are on - not to exceed $10. Send report to M&M contractor with conveyance papers. If hot water heating system, leave on in proper operating conditions.
Private Wells and Septic Tanks:
Wells - all pressure tanks should be drained. If pump is surface mounted, drain pump housing, - if submersible, then disconnect the check valve and drain all pump, suction, and discharge pipes. All fixtures should be winterized. Septic Tanks - consult with local contractor.
