Memo 1150 - Reporting Bad Addresses
To: All Safeguard Contractors and Inspectors

To ensure Safeguard has put forth the best efforts to preserve our clients' interests, it is imperative to complete the required steps to attempt to locate a property before reporting the property cannot be located. Contractors and inspectors must first check with the local tax assessor's office for information. NETR Real Estate Research & Information www.Netronline.com is an online resource that aids in the research of property information. By selecting the "Public Records Online" link, the site will provide telephone numbers and available information for all county tax assessor offices across the United States.

In addition to using the tax assessors to locate a property, it is necessary to consult a second source, such as the local police/fire department, local 911 office, neighbors or the local post office. Be sure to note which sources were used to locate the property on INSPI2 or the Contractor Web and (if applicable) what information is needed to locate the property (i.e. Street Direction (North or South), Apartment # or designation Type - St., Ave, Blvd., etc) to minimize follow up inquiries. If you are required to return and attempt to locate a property using legal information that does not assist in the search, please advise why it was not useful and what additional information is needed to locate the property.

Include the specific address issue with the results of your research. For example, note if all homes on the street have three-digit addresses, but the address provided by our client has four digits. This will help Safeguard and the client to quickly rectify the issue and enact proactive measures to prevent future address inaccuracies.

When updating an inspection as unable to locate on INSPI2, select "Bad Address" and provide appropriate comments when prompted. Do not report the status as "unknown" or list the bad address information in the comments section. If reporting an address change in INSPI2, select "Address Change." It is not appropriate to put address change information in the comments section.

Property preservation work should never be performed on any property other than the one listed on the order, unless the address correction has been confirmed by the client.
