As you know, we have added this memo feature to the Contractor Web site to provide information on a variety of issues. These memos are not intended to overwhelm you with a flood of news but just to ensure that our contractors are getting up-to-date information on significant issues. In addition to the new memos that will regularly appear at log-in, all old memos will be archived and accessible via the links at the top of the page.

Memo 1127 Winterization Season Memo 2005-2006

Over the past several winterization seasons, several memos highlighting the guideline requirements for the performance of winterizations have been released. As winterization season is now fast approaching, please re-familiarize yourself with
Memo 1056 Winterization 2003-2004.

In addition, the following memos have been released to discuss more specific issues/concerns with regard to the completion of winterizations - Memo 1059 Winterization Definitions , Memo 1058 Winterization of Commodes , Memo 1071 Winterization: Using Air Pressure to Drain Water Lines , Memo 1095 Winterization Documentation , Memo 1111 SPI Winterization Disclaimer Stickers , Memo 1115 Winterization System Shut Down Changes , and Memo 1125 Shutting Off Circuit Breakers When Completing Winterization.

We have listed some important points to keep in mind during winterization season.

  • Please be sure to read all instructions on every work order completely. If clarification is required, a call must be made to the regional coordinator.
  • If there will be any delay in the completion of a winterization, this must be communicated to the regional coordinator immediately.
  • If a winterization cannot be completed, as the property has multiple units with partial occupancy or shared utilities, please check the work order for specific instructions. If no instructions are given, please make sure reasons are given as to why the work could not be performed and provide bids to have the utilities transferred to maintain the heat.
  • All fixtures that are winterized must have the current winterization sticker visible so that the winterization is not compromised.
  • As part of the winterization you are required to perform a visual inspection of the plumbing system and report any/all visible damages.
  • The following photos are required to support that a full winterization was completed:
    • Hot water tank draining
    • Water meter disconnected
    • Antifreeze in sinks, toilets and traps
    • Any visible freeze damage
    • Sump pump if applicable
    • During photo of the blowing of the lines with air compressor connected
    • Capped water lines
    • Radiant winterization requires photo of boiler, RPZ valve, and expansion tank if applicable
    • Steam winterization requires photo of the boiler
    • All photos of items winterized must show SPI winterization sticker in place
  • Please note that some (but not all) FHA clients will resume system shutdowns beginning 9/1. Please read all orders for more information.

The key to having a successful and trouble free winterization season is communication. Please always call from site and talk to your regional coordinator if you have any questions.
