Memo 1111 SPI Winterization Disclaimer Stickers
If you recall,
we recently sent out an alert concerning proposed changes to the language on
the information stickers our contractors use at properties being
winterized. We received a flood of positive e-mails in response to that
alert, so we decided to proceed with the suggested changes.
The sticker now
includes a disclaimer that warns any and all parties who enter the property
after a winterization procedure of a) the restrictive nature of a
winterization, and b) the dangers of tampering with the systems before
the property has been professionally dewinterized. The new language
reads:
WARNING: A winterization was
performed at this property pursuant to a work order issued by your mortgage
company. The sole purpose of a winterization is to prevent damage from
freezing pipes. The winterization completed at this property was a system
shut-down only: the plumbing system was not tested for damage or leaks.
This procedure is not a guaranty or warranty of any kind with respect to the
HVAC, plumbing, or any other mechanical systems at this property. The
plumbing system should be dewinterized by a licensed contractor or plumber
before the water is turned back on, to assure that the system is operational.
Please also note that the only information you should add to the tag is
that information specifically requested on the tag (i.e., date of winterization
and specifics about service performed). Do not write client
names, loan numbers, or any other information on the tag.

received the new winterization stickers, they should be arriving shortly in the
mail. To order additional stickers, please call our mailroom at extension
1128.
As soon as you receive
the new tags, please immediately begin using them and discontinue using the old
tags.
