Memo 1109 REO Grass Cut Season 2005
With the 2005 grass cut season quickly approaching, the REO department would
like to take this opportunity to review Safeguard's REO grass-cut policies and
procedures.
Please note that we have created a list of Frequently Asked Questions,
available for your reference on the contractor web (REO
FAQ).
As most of you already know, REO grass cuts cannot be treated like ordinary
P&P grass cuts. Because REO properties are being actively marketed
for sale, we must maintain these properties in a condition that is appealing to
potential buyers. This means that all clippings must be removed from
sidewalks and driveways, as well as raked and removed from lawns, if visible
there.
Shrubs should be trimmed whenever necessary. Please refer to work orders
for client-specific allowables concerning shrub-trimming, and note that if no
allowable is given, then shrubs must be trimmed within the grass cut
allowable. Shrub clippings must be removed, and you must edge along walkways
and driveways.
Please do not forget to trim tall grass and weeds along the foundation of the
house as well. Remember that brokers will be checking your work.
We are also implementing a new procedure requiring you to report interior
property condition, as well as exterior condition, on every
re-cut. You will be instructed to report whether the property is secure,
whether a for-sale sign is present, whether the property is in marketable
condition, and so on. Please
review each work order carefully. This information is critical to our
clients, and these orders will not be closed without all required information.
Please note that many grass-cut orders will have client-specific
pricing listed for you. These allowables must be followed: the prices
listed on your order reflect the prices that we are permitted to charge that
client. If no specific prices are given, follow FHA pricing in your area.
For all clients, please remember that the listed prices are up-to amounts,
not guaranteed rates. Your photos always must justify your invoice.
Because REO properties are not governed by FHA time-frame requirements, we will
be starting REO grass cuts as soon as the weather permits. Alabama and
South Carolina officially started grass-cut season on March 1. For all
other states, please begin cutting grass as soon as you receive the order,
regardless of the FHA start date.
Please also keep in mind that you have an REO Regional Coordinator who is a
different person from your P&P Regional Coordinator. Please always
communicate directly with your REO Regional for any matters involving REO
properties. If you are not sure who your REO Regional Coordinator is,
