Memo 1119 Importance of Mobile Home Information

Some recent problems with mobile home inspection results have persuaded us that we should re-release Memo #1062 Mobile Home VINs and Condition Reports (11/11/03) and Memo #1015 Mobile Home Inspections (10/23/02), to remind all inspectors and contractors of the importance of accurately reporting inspection results for mobile homes. Please take a few moments to re-read these memos and be sure that you are familiar with the reporting requirements for mobile and manufactured homes.

Whether you are completing an exterior inspection, an interior inspection, or property preservation work at a property, it is imperative that your updates contain complete and accurate information. This includes reporting whether the structure is a mobile or manufactured home and, if the property is vacant and you gain access, providing the VIN and serial number. This information is required whether the mobile home is the primary or a secondary structure on the subject property

Failure to report a mobile or manufactured home as such and to supply the necessary identifying numbers will lead to problems with transferring title, and this in turn will result in HUD reconveying to our client any mobile home conveyed with these title issues. Reconveyances are very costly and time-consuming to our clients, and as you know, these costs will be handed down to Safeguard for us to deal with or absorb.

Please also be sure that your inspection reports are consistent. If you are inspecting a mobile/manufactured home, be sure you report it as such every time you inspect it. Remember at all times that our clients rely on us to provide thorough and correct information about each and every property that we inspect or work on.
