One very important component of completing a proper winterization is shutting off the main power to the property. Each individual breaker, as well as the main, should be switched to the OFF position. The circuit breaker panel should then be closed, and a winterization tag (indicating that the property has been winterized) should be affixed to the panel door.
Failure to shut off breakers can result in damage to a drained hot water tank or in flooding from a well pump. If any such damage occurs and there is insufficient documentation to show that the breaker was shut off, the client will hold Safeguard responsible for any damages, and Safeguard in turn will hold the contractor responsible for failing to shut off the power as required.
IMPORTANT NOTE: There are situations where the electricity must be left on to protect the home. For example, if the property has a sump pump, if a full radiant winterization is being completed, or if there is a common water system and the system cannot be drained, the main electrical circuit must remain on. If there is a sump pump present, the breaker to the sump must be taped and labeled in the ON position, with the remaining breakers shut off.
