Memo 1103 CMC Securing and For-Sale Property Instructions         

CMC recently instructed us to change some procedures regarding securing properties on pre-sale loans and handling properties that are listed for sale. Effective immediately, please follow the procedures below when you receive a pre-sale initial secure or property that is listed for sale.

Pre-sale Initial Secure Instructions
Per our client's request, secure only the rear door, regardless of guideline requirements.  If there is no rear door, proceed with securing the front door.  If additional doors need to be secured per the guidelines or due to inoperable locks, please provide a bid to secure.

For-Sale Property Instructions
If you find this property posted as for sale or rent, report the name and phone number of the realtor/owner.  Contact the realtor/owner to see if the listing is active.  You make three (3) attempts to contact the realtor before taking any additional action at the property. If you are unable to make contact after three (3) attempts, do no work.

If the listing is not active, proceed with the entire work order. 

If the listing is active and a lock change and winterization is ordered, ask the realtor/owner if they will be maintaining the utilities.  If they will not maintain utilities, proceed with the lock change and winterization.  If they will maintain utilities, do not perform the lock change or winterization.  

If a grass cut is ordered, ask the realtor/owner if they will be maintaining the lawn. If they will not maintain the lawn, proceed with the grass cut.  If they will, do not proceed with the grass cut.

Be sure to report the realtor's/owner's name and phone number in your update, whether or not the listing is active and whether or not the realtor will be maintaining the utilities and the grass.

If there is no for-sale sign posted at the property but a lockbox is present, secure the secondary door and leave the lockbox and the door holding the lockbox intact.  If there is no secondary door at the property, remove the lockbox without damaging it, place the lockbox inside the property, and proceed with the work order.
