Memo 1101 FHA Boarding Requirements - Denver HOC

We have received a number of disputed invoices from our clients, indicating that boarding--specifically boarding of windows--is not being completed per the HUD guidelines for the Denver HOC area.

The window-boarding diagram in the regional variations (see Attachment 4, Page 22 ) indicates that the exterior side of the plywood used to board must be painted with one coat of primer.  It seems that this particular variation is not consistently complied with.

When ever windows are boarded, the work must be completed per the regional variations.  Effective immediately, if completed boarding is found outside of compliance with this regulation, you will be required to return to the property to correct the boarding at no additional charge.

Variation From General Requirement:
Use ½ inch plywood, cut to fit openings.  See plywood-boarding diagram on page 22 , 23, 24 and 25. Diagrams on these pages indicate to use ¾� plywood for doors and 5/8� plywood for security doors.

When there is no primary entry door, install security door.  Construct door for main entrance (5/8 inch� plywood with hasp/padlock and hinges.  See plywood boarded door diagram on page 23.

If a swamp cooler is removed, board the opening without authorization from the M&M contractor to prevent interior damage.
