Memo 1093 When To Expect a Utility Transfer Order
This memo should be used as a reference guide explaining some of the situations in which you might expect to receive a utility transfer order. Please note that HUD guidelines, specific work orders, and/or special client instructions will supersede any of the information given in this reference guide.
In each of the situations listed below, you should expect to receive the utility transfer order within 5 days of reporting your results. If you do not, please contact your regional coordinator.
CV, Fannie Mae, Freddie Mac Loans
- If the property has a sump pump
VA Loans
- If the property has a sump pump
- If the property is in Region 8 (AK, CO, ID, MT, NM, OR, UT, WA, WY) and winterization season (October 1 st thru March 31 st)
- If the property is in Region 6 (IL, KS, IA, MN, MO, NE, ND, SD, WI) and the property is a condo or townhouse
FHA Loans
- If the property has a sump pump
- If the property is located in a condo, townhouse, or shared dwelling
- If the property is located in MN, ID, OR, WA, IA, AK (any system type)
- If the property has a radiant system
Note: Radiant winterizations cannot be correctly completed for the HUD allowable, and a bid to complete should be submitted. Also, a radiant winterization cannot be correctly completed without the utilities being transferred.
When completing a work order in an area where you know that the utility company requires the mortgage company to contact them directly, please forward the name of the utility company and phone number immediately. This will help expedite the utility transfer process.
