Memo 1090 Lock Box Codes

A number of our clients have requested that we begin installing lock boxes at the time of initial secure.  Clients request the installation of lock boxes so that they can allow access to inspectors for monthly inspections, to brokers or real estate agents, to appraisers, and/or to adjusters.

It is imperative that you read each work order thoroughly to assure that you are installing the correct lock box with the correct code.   We currently have seven (7) clients who specify their own unique lock box code, and we can expect other clients to request their own codes in the future. 

Contractors must ensure that every lock box they install is working correctly, that it is set to the correct code, and that a correct and working key is placed inside the lock box.  We have received several recent calls from appraisers, brokers, inspectors, and adjusters complaining that they are unable to gain access to a property that has been secured.  Some complaints have indicated that the code is not working properly, or that the key was not found in the lock box, or that there was no lock box present.  Our clients will not pay for give-access orders necessitated by lock box issues if Safeguard has previously advised them that a lock box has been installed

Please also keep in mind that lock box problems can cause delays for clients working to market properties or to address damaged properties.  Safeguard and contractors can be held responsible for additional costs our clients may incur as a result of being unable to gain access.
