MEMO # 1068 Demolition Notices

As all of us know, everything we do at Safeguard is designed to safeguard our clients' interests and protect the properties that serve as their collateral.  That task is Safeguard's very reason for being. 

Our worst failure in that duty occurs when we learn too late that a property was condemned or scheduled for demolition. We must therefore be extremely vigilant and, upon the first sign that a municipality intends to take action at a property, take immediate action to notify our clients.

Often the city will post a property as condemned or marked for demolition with readily identifiable paperwork or notifications, but other areas may have different methods, such as spray paint marking the door.  The city of Detroit, for example, will spray paint the front entrance with a letter "D" to indicate that the property is to be demolished.  We absolutely need to know that all of our inspectors and contractors are aware of such posting or identifying methods in their work areas, and that they immediately report any such findings .

If you discover that a property has been condemned or posted for demolition, please take a picture of the posting to send in with your update, and immediately make a phone call directly to our High Risk Customer Service Department.

Please keep in mind that demolitions happen quickly--once a property has been posted, it's often only a matter of days before the demolition is completed. 
We depend on each of you to provide this information to Safeguard immediately upon discovery.

The following information will need to obtained from the municipality/city/county where the property is located:

  • The reason the property has been condemned
  • The date the citation was issued on the property
  • What immediate action the city requires to secure the property
  • The date the demolition is scheduled to take place,
  • Whether a hearing is scheduled (and if so, when and where)

Gather any documentation available from the city and forward this to Safeguard, along with a city contact name and phone number.

Properties that are posted for demolition require the fastest response we can possibly produce.  Our clients have very little time to take legal action to block the demolition, and we must provide them with all of the essential information.
