#1061 Contractor Web Updates (11/04/03)
On Wednesday, November 5, additional enhancements were made to Safeguard's
contractor website.
The majority of these changes were made in order to obtain on your update
all of the required property information required by our clients. Our
clients (and HUD) will not accept updates without this information so it is
crucial that we obtain complete updates the first time your update is
received.
Submitting all the necessary details at the time of the initial update will
also allow Safeguard to process the updates to our clients more efficiently
and will result in our clients being able to convey the properties on a
timely basis. In addition, this will (should) help eliminate the need for
us, and you, to have to deal with the same order once the update is submitted.
We will continue to develop technology based on the feedback we receive
and make the contractor website more user-friendly and efficient. Thank

Following is a summary of the current changes, please see the Contractor Web
Manual for an in depth description of each question in the script.

Open Order Page:
The open order page will now display the work order number, status of the
order, the property's full address, the client code, the loan type and the
work order description.
Status Updates:
The first question in the script will now be "Is this a Status Update?"
Status updates are to be used for providing the status of a work order
prior to its completion. Submitting a status update will not flag our
system as the order being completed. Under no circumstance is the status
update to be used to update the entire work order. Once all of the work is
completed you must send the update through the update tab.
Roof Damage Bids:
All bids to repair roof damage must be submitted under Damages in order to
ensure that all the required information is provided. Anytime a bid to tarp
is submitted, a bit to patch/repair will also be required and vice versa
(this is a HUD requirement). Bids to replace the roof can also be
submitted, but will not be required. If temporary repair measures were
completed on FHA properties, they should still be reported on the Pool/Hut
Tub/Roof Repairs screen.
Boarding/Reglazing Bids:
Boarding and reglazing bids must be submitted simultaneously for broken
windows and/or sliding glass doors on FHA properties not located in
pre-approved boarding areas (HUD requirement) . If sufficient reglazing
bids are not submitted a reason must be selected. Please note reglazing
bids must be entered under the boarding bid tab by choosing "reglaze" from
the dropdown box for "Board With".
Citations/Violations/Notices Posted:
Each script will now ask if any citations, violations, or notices are
posted at the property. If they are present, you will need to enter all of
the posted information in the free-form box provided(HUD requirement).
Property not in convey condition:
If a property is not in convey condition, all damages and bids keeping the
property from being in convey condition must be entered. Our clients will
no longer accept "previously reported bids and damages" as an acceptable
bid and reason for a property not being in convey condition.
Please remember, mortgagor neglect, unfinished renovations and missing
items (such as stoves, washers and dryers) will not prevent conveyance. If
these are the only damage types being reported and there are no other
outstanding bids, the property is in convey condition.
