MEMO #1025: Lockbox Code Instructions - 1/12/03

Following up on our REO Memo # 1022, a number of our clients have requested that we install lockboxes when completing lock change orders. Many of these clients have also requested that we use the lockbox combinations that their brokers/agents have been using.

In addition to these REO clients, some clients are requesting that lockboxes be installed on pre-sale and post-sale properties, to allow our inspectors to perform monthly interior inspections on high-risk properties.

It is important that the correct combination be used for each client. If the wrong combination is used, our inspectors and the client's REO brokers or agents will not be able to gain access. This could result unreported damages and delays for our clients in marketing property. We also will not be paid for the lock change if the lockbox is not set to the correct combination.

The code on each lockbox can be changed to the desired combination. The following is a detailed description of how to change the combination. In addition, each lockbox comes with instructions in the package.

Each lock change order you receive will provide you with the required code for the client. Please be sure that you review each order for the correct code.

Instructions for changing the lockbox combination


1) Remove the three screws on the back plate of the lid.

2) Remove the three rings and two spacers by spinning the dial over a
desk or table until the rings fall out.

3) Line up the three pointers on the spindle so that all three are pointing up.

4) Drop the first ring to the bottom of the spindle with your first letter lined up over the three pointers. Next drop in a spacer, with the bent side facing out toward you. Drop in the second ring, making sure that the three pointers have not moved and are pointing to your second letter. Drop in the second spacer and finally the third ring, with the pointers on the spindle pointing to your third letter.

5) Close the back of the lid and rescrew the three screws. DO NOT PLACE THE
LID ON THE VAULT UNTIL YOU HAVE TESTED YOUR NEW COMBINATION. If you can fully depress the release button, you have set the combination correctly; if not, repeat steps 3 and 4 above.

Every lockbox we ship from this point forward will come with written instructions for changing the code.
