#1007: Mold and Roof Bids - 9/14/02
Our clients
and the M&M contractors are requiring that we include
measurements with all bids to remove or clean mold and to
tarp, patch, or replace a roof. It is very important that
you be specific when providing these bids. If any required
information is missing from a bid, the M&M will demand
a revised bid without granting the client an extension, possibly
delaying conveyance.
When bidding
mold removal, please be sure to include the following:
- A
description of exactly what is being completed (are you
just cleaning, applying any type of sealant (Kilz), removing,
or replacing?)
- The
number of rooms affected and the dimensions of the affected
area
When bidding
roof tarp, repair (patch), or replacement, please include
the following:
- Dimensions
of area being tarped, repaired, or replaced
- When
repairing (patching), be specific about what repairs will
be completed and how they will be accomplished (are you
installing rolled roofing, shingles, applying roof sealant
or tar, etc.?)
- When
bidding to replace a roof, be specific. Include the type
of roof (shingle, flat, tile), the number of squares being
replaced, and a description of the work being performed
(are you going over the existing roof or tearing off to
the sheathing and replacing?)
We can eliminate unnecessary calls and trips to the property
if this information is provided at the time the bid is submitted.
If any of the above information is not included in your update,
we will request that you provide the missing information,
and the order will remain open until all the required information
is collected.
Finally, as you know, photos are always required to support
any work bid or damages reported. Please be certain you have
provided photos of the damaged roof to support your bid to
tarp, patch, or replace.
