MEMO #1023: HUD / VA PK Keys - 12/27/02

In some regions of the country, HUD and VA require the installation of Protecto (PK) locks. These areas are identified in the HUD and VA guidelines.

While our order to you does advise what type of lock to install, it is your responsibility to assure that you are in compliance with the applicable investor guidelines.

PK locks have special key sets for each lock. There are two (2) keys to each PK lock, and they come in a sealed packet along with the lock. DO NOT OPEN UP THE KEY PACKET. The keys cannot be used on any lock other than the one that came with the keys, and they are only to be used by HUD. If you need to gain access, your master key will open the PK locks.

Many of you are not sending in all the PK keys. Some of you have been sending only one of the two keys in the sealed packet, or sending only two key packets when three locks have been installed. If we do not receive all the PK keys from a job, we will have to request that you return to the property, replace the locks, and send in all the key packets. You can save yourself some time and money by following these instructions to the letter.

After your lock change, please forward all PK keys in their original sealed packet to Safeguard. If you change three locks in a PK lock area, you need to forward to us three packets of keys, one from each lock. We in turn will forward these keys to our clients to submit to HUD or VA with the conveyed property.

As indicated in the contractor manual, all key envelopes must be labeled with the loan number, work order number, property address, and location of the lock (front door, side door, or rear door).
